General rules when purchasing in Kefalonia Island, Greece:
To be able to build a house you need to own a specified amount of land
or more.
- In rural areas this is 4000m2. In village areas that have been
designated as a development area you can build a house with less than
1000m2 of land.

The purchaser tax and fees are always paid by the purchaser and they
are normally calculated on the ‘officially estimated price’ of the
property, which is normally lower than the true purchase price.

The purchase tax is between 9%-13%

Property owners are subject to a public tax which is included in the electricity bill, which is payable every second month.

A 10% deposit to secure the purchase is usually required on signing the
agreement which is non-refundable if the purchaser decides not to buy.
